Decentralized finance for housing (DeFi-Housing) represents the transformation of housing financing from exclusively bank-based models to diversified systems combining multiple alternatives that bypass traditional banks. This system integrates multiple dimensions: green financing and sustainability-linked instruments (green bonds, sustainability-linked loans) for infrastructure with environmental and climate goals, linking financing to verifiable sustainability commitments; digital platforms for community financing that are apps, websites, and digital systems organizing collective financing, community savings, and peer-to-peer lending for housing, digitizing community financing processes; and blockchain-based financing models using smart contracts and decentralized protocols for transparent, automated housing finance.

In GCC, this system is especially relevant given financial exclusion, irregular income, need for flexibility, and pressure for alternatives to formal banking systems. Green financing enables PPPs, concessions, and large-scale projects with verifiable commitments, converging capital markets with urban transition. Digital community financing platforms emerge as bridges between informal community systems and digital technologies, offering financing access for families excluded from banking systems.

The signal represents a structural shift: in the future, housing financing is not just 'formal banking system', but a diversified system combining community organization, digital technologies, alternative financial instruments, and informal models. This moves from 'banks as sole source' to 'financing ecosystem' where multiple alternatives coexist, especially relevant where financial exclusion is high, income is irregular, and access to traditional credit is limited.
